If the north side of your house has gone green, the paver patio is full of weeds and fading, or the gutters spill over the first time it rains after the leaves drop, you are on the right page. Catanzaro's Power Washing is a family business based in Freehold, working on homes in Manalapan, Colts Neck, Marlboro, Monroe Township, Howell, Holmdel, East Brunswick, Old Bridge, and other towns across Monmouth and Middlesex. Angelo Catanzaro went out on his own in 2020, and since then his crew has completed more than 2,500 projects, from a single driveway to a full wash, restore, and repaint.
The work starts with the right method for each surface. Siding, roofs, and fences get a low-pressure soft wash, because blasting them with a pressure washer is how siding gets damaged. Concrete, pavers and brick get power washed. And the yard around the job matters as much as the job. Sy Clone Bravo put it this way in a Google review: “I was impressed with the care they took protecting my landscape plantings and outdoor furniture.”
Angelo trains his crew to do every job the way he would, and he checks in on jobs as they run. Call or text (732) 718-6268, or text us a few photos of what needs doing. Every estimate is free, and every job starts from the same idea: we treat your home like our own.

Who You Are Hiring
Angelo Catanzaro, Owner
Angelo was 18 when he started in this trade, working for someone else, and fell in love with the process of taking something worn down and bringing it back to life. Along the way he watched people do the job incorrectly, and it made him determined to do it right. He went out on his own in 2020. What began with power washing now includes restoring patios and decks, replacing shutters, and painting, inside and out, and he is proudest of how quickly the business has expanded.
There is one thing he will not do, even when it costs him the job. The About page tells you what it is.

A Simple 5-Step Process
From your first call to a spotless finish, we make it easy.

You call, text, or send the form, and we reply within the hour
Tell us what needs doing and where you are. If it is easier, text photos of the house, the patio, or the deck to (732) 718-6268. Some jobs can be priced from a few clear photos.

Angelo comes out and walks the job with you
When a job needs to be seen in person, Angelo can usually be there the same day. He looks at each surface, asks what is bothering you, and explains which method each part of the property needs and why.

A written quote, sent to your phone
After the estimate you get a digital quote you can read in your own time. Residential work is booked on a signed agreement, and a deposit is only asked for on larger jobs. Once you say yes, we put you on the schedule.

A confirmation the day before
We confirm the day before so you know we are ready to go. Three things help us: make sure the outside water spigot is on, close all the windows, and move the cars away from the garage.

The job, then a walk-through with you
When the crew arrives we go over the job with you again and protect the plants and the electrical before any water goes on. When we finish, we walk the property with you to make sure everything around the job is back the way you had it.
A real example: Maria Andrus, Google review, 2025
“I called and left a message that was immediately returned, with Angelo coming out that same day to provide a quote. He immediately put me at ease with his outgoing and kind personality, and his expertise on how to best tackle a Very dirty patio and house. I received a written quote within a day, and was scheduled for service the following week.”

What We Do
Some homes just need cleaning. Others need bringing back: a patio re-sanded and sealed, a deck restained, a house repainted. Those jobs take a few days and involve choosing a finish. Short descriptions below; each service has its own page.
Cleaning

House Washing
A low-pressure soft wash for vinyl, stucco, and other siding that lifts the green, the black streaks, and the grime without forcing water where it should not go. Roofs and fences are soft washed too.

Window Cleaning
Exterior glass cleaned by hand with squeegee and scrubber, with inside glass as an add-on. Screens come out and get washed separately. We also clean skylights and remove hard-water spots.

Gutter Cleaning
Every gutter cleaned out by hand, every downspout flushed and checked for blockages, and the whole run inspected. Photos before and after, and the outside of the gutters brightened if you want it.

Driveway and Patio Power Washing
Concrete, pavers, and brick, cleaned with a surface cleaner where it gives the more even result. Driveways, walkways, patios, and pool surrounds.

Roof Cleaning
Black streaks and growth soft washed off the shingles. We stay off the roof.

Fence Cleaning
Vinyl and wood fences soft washed back to their color.

Commercial Power Washing
Exterior power washing for businesses, apartment complexes, and HOA common areas. More on commercial work further down this page.

Restoration and Painting

Paver Restoration and Sealing
Faded, weedy patios and walkways cleaned out and re-sanded, with sealing as an add-on that brings the color back. Two to three days from start to finish when it is sealed.

Deck Restoration and Staining
Pressure-treated pine, cedar, and other natural wood decks cleaned, stripped where the old coating has failed, sanded where needed, and restained. Loose or damaged boards can be replaced as part of the job.

Exterior Painting
Siding, trim, doors, columns, fences, decks, and masonry, painted in Benjamin Moore or Sherwin-Williams, with color help if you need it.

Interior Painting
Painting inside the house, to the same standard as the outside. A good winter project.

Shutter and Trim Replacement
New shutters in any style from Mid-America, supplied and installed, with the wall behind checked for damage first. Existing trim repaired when replacement is not needed.

Worth knowing before you call
Why Homeowners Call Us Back
You know who stands behind the work
Angelo handles your estimate himself, and his crew is trained to do the work the way he would. He checks in on jobs as they run and is a phone call away if you have a question. It is a family business, and he runs it as one: the name on the business stands behind every job.
Everything around the job gets protected first
Before any water goes on, plants are rinsed down and outdoor outlets and electrical are protected, because a clean house is no good if the garden bed beside it suffered for it. After a soft wash, the solution is neutralized and the surfaces are properly rinsed.
If something is not right, Angelo comes back
If you are not happy with something, Angelo comes out personally and makes the necessary changes as soon as possible.
We answer, and we show up
Ask homeowners what they dislike most about hiring an exterior contractor and you will hear the same thing: nobody calls back, or nobody shows up. We call back fast, confirm your job the day before, and arrive when we said we would.
Straight advice, even when it means waiting
Sometimes the right answer is not today. Angelo will tell you when a job is better done later, or when a different service is the one you need, because the point is that it looks right and stays that way.
One call, inside and out
One call covers the wash, the patio, the deck, the shutters, and the paint, so you are not coordinating three contractors.
Not the cheapest, and not trying to be
We will not beat every price you are quoted, and we will not cut steps to win the job. Hiring the cheapest person who may not do the job the right way is the most common mistake we see homeowners make in this trade.
Came back the next morning: Cindy Hart, Google review, 2025
“Angelo and his team were professional, on time and friendly. They cleaned my house and white 6ft privacy fence back to new. They even came back first thing the following morning to address some rust staining with a different product that worked better on the issue.”
Cindy Hart, Google review
Kept every date: Ron L, Google review, 2026
“Angelo and his crew performed excellent work on two different projects. Even more importantly, Angelo was very responsive to every text or call, while consistently sticking to promises of the day and the time work would be performed.”
Ron L, Google review
Told to wait a week: John Sullivan, Google review, 2023
“I called 2 companies to set up gutter cleaning. No call back. It took Angelo 5 minutes to call. Came over same day. Told me to wait a week to get them cleaned to allow the leaves to finish falling. Did a great job cleaning gutters and leaders. Highly recommend Angelo.”
John Sullivan, Google review
Washed, then painted: Rosa Vega, Google review, 2026
“I can't recommend Angelo and his team highly enough. They power washed our house first and then came back to paint it, and the entire process was seamless from start to finish. Angelo and his crew are true professionals! Punctual, detail-oriented, and clearly take real pride in their work.”

Soft Wash or Power Wash
Soft Wash or Power Wash? How We Decide, Surface by Surface
The biggest misconception about this work is that soft washing and power washing are the same thing. They are used for different situations, and choosing wrong is how siding gets etched, shingles get damaged, and wood gets furred. Here is how the decision gets made on your property.
Under 100 PSI
01
Siding, stucco, roofs, and fences: soft wash
Soft washing uses a cleaning solution applied at under 100 PSI, never high pressure. The pressure never does the cleaning. When we soft wash a roof, we stay off the shingles.
Real pressure
02
Concrete, pavers, and brick: power wash
Hard surfaces can take real pressure, and they need it for ground-in dirt. On large flat areas we use a surface cleaner when it gives a more even finish than a wand, so a driveway comes out one color instead of striped.
A patio brought back: Riggs C, Google review, 2024
“Our paver patio was in pretty rough shape, and Angelo did a great job cleaning, sanding and sealing it. Very professional and easy to work with, and the finished job looks fantastic.”
Riggs C, Google review
Paver patios that need restoring: clean and re-sand, with sealing as an add-on
Restoration is for pavers that have gone past dirty: joints washed out, weeds and moss growing up through them, color faded. We restore all types of pavers. A turbo nozzle takes out the old sand, the weeds, and the moss from every joint, and the pavers are cleaned. New joint sand goes back in, polymeric on most surfaces, and locks the joints in place. You can stop there, or add sealing: two coats of a low-gloss, water-based sealer, so the color comes back without a wet, shiny look. Sealing is priced separately, and a sealed job takes two to three days. If some pavers have sunk or shifted, that is the base under them rather than the joints, and a different job from a restoration. Angelo will tell you at the estimate what is possible.
Wood decks: controlled pressure, then stain
Decks are cleaned with a wood-cleaning solution and controlled pressure rather than aggressive power washing, stripped if the old coating is failing, brightened, and sanded where the fibers are raised. The stain goes on only once the wood is completely dry, following the manufacturer's instructions.
Windows and gutters: by hand
Glass is cleaned with a traditional squeegee and scrubber, using ladders and extension poles for the high windows. Gutters are cleaned out by hand, from a ladder or from the roof depending on the house, and every downspout is flushed and checked, because a clean gutter that drains into a clogged leader has not solved anything.
Paint: spray, roll, or brush
We use a combination of spray, roll, and brush, chosen by surface: siding, trim, doors, and masonry each take paint differently. Primer goes on where the surface needs it, not everywhere by default, and every repaint gets two topcoats. If you are torn between colors, we help you choose, and your landscaping, windows, and trim are covered before the first coat goes on.

The calls a checklist cannot make
A lot of this work is judgment. A deck does not get a set number of coats: that depends on the stain and how porous the wood is, and a second coat only goes on after the first has had its full drying time for the temperature and humidity that day. Old coatings are not all stripped the same way either; the method follows what is already on the wood and what condition it is in. Sanding depends on what Angelo finds when he looks. Every exterior repaint starts with a soft wash, sanding, and repairs, because paint only holds on a clean, sound surface. When shutters are replaced, the old ones come off first and the wall behind them is checked, so any damage is repaired before the new ones go up with the right screws for the material.
Local Conditions and the Seasons
Exterior Care in Freehold and Monmouth County: What to Book, and When
Homes around Freehold run from the 1960s to brand-new builds, and New Jersey weather works on all of them. Humid summers leave a green film on the shaded side of the house. Tall trees fill gutters every fall, and in yards with pines they fill them again. Winter freezes and thaws work at paver joints and deck finishes, and in HOA neighborhoods a faded fence or a mildewed wall can be the reason a letter arrives. That is why the work follows the calendar.

Mar – Nov
March through November: washing, with pavers and decks to Thanksgiving
This is house washing season, March through November, with paver and deck work running to Thanksgiving because the sealer and the stain both need a dry stretch. The green on the shaded side of the house needs to come off, and a soft wash on siding holds for two to three years. It is also the season for roofs, fences, and windows, and the time to restore a paver patio before you want to use it. A restoration takes two to three days; after that a yearly soft wash of the patio and a full restoration about every three years keep it looking right. Wood decks take about two days to restore and need restaining every five to six years.
Oct – Dec
October through December: gutters
Fall is gutter season, and the timing matters: too early and the last of the leaves fill them straight back up. Gutters need cleaning once or twice a year, and a typical house takes between 45 minutes and two hours. If we find a leaking seam or a sagging section, we repair what we can while we are there.
Nov – Mar
Mid-November to March: interior painting
From mid-November through March the painting moves inside. Exterior painting, pavers, and deck staining start again in the spring. If your HOA has to approve new shutters, trim, or a paint color, winter is a good time to take care of that, and we will help you with the approval.

For Businesses and HOAs
Commercial Power Washing for Freehold-Area Businesses and HOAs
The same care goes into commercial work. We power wash retail storefronts, restaurants, office and medical buildings, apartment complexes, HOA common areas, and parking lots, and we have the commercial equipment for multi-story buildings. Parking lots and walkways get gum, oil stains, and tire marks removed, and when graffiti shows up, we can come out the next day.
Work can be scheduled after hours or on weekends so it does not get in the way of your customers or residents. We bid on HOA contracts, set up recurring maintenance for properties that need it, provide a certificate of insurance to your property manager, and do not require a service contract.

Questions We Get Asked

How much does power washing cost?
It depends on the size of the house, the surfaces, and their condition, so we do not publish a price list. Text us photos for a quick price, or Angelo will come out and quote it in person, free.
How often should I have my house washed?
Plan on every two to three years for siding. Shaded walls and homes under trees can green up sooner, and Angelo will tell you what he sees on yours at the estimate.
How do I know whether my pavers need restoring or just a wash?
If the pavers are dirty but the joints are still full of sand and the surface is sound, a power wash may be all they need. If the sand has washed out, weeds and moss are growing in the joints, or the color has faded, the patio needs cleaning and re-sanding, with sealing added if you want the color brought back. Angelo will tell you which one yours needs when he looks at it.
Can I book more than one service in the same visit?
Yes. You can pair a house wash with gutter cleaning, a wash with paver restoration, or a wash followed by a repaint. Tell us everything on your list at the estimate and we will plan the order so each step sets up the next one.
How long does an exterior paint job take?
A typical house takes three to five days. You get the schedule for your house with the quote.
Do you repair the deck before staining it?
Yes. Any board repairs are agreed with you before the work starts, and they are done once the deck is cleaned and sanded, before the stain goes on.
Can you match my existing paint or shutter color?
Yes. We will match your existing paint colors, and we bring color samples if you are choosing something new.
Can you clean a pool deck or stamped concrete?
Yes. Concrete, stamped concrete, pavers, and brick around a pool are hard surfaces, so they are power washed, and a paver pool deck can be restored and sealed like a patio.
Do you offer maintenance plans?
Yes, depending on the condition of the property. Ask about recurring service at your estimate and we will tell you what makes sense for your house.
How can I pay?
Cash, check, and card are all accepted. Card payments carry a processing fee.
